Where: Snug Harbor, Amityville
What: A 31-building, 176- unit condominium development with a marina, for adults 55 and up, and children at least 19 years old. Opened in 1974.
How Much: From $225,000 for a one-bedroom, 727- square-foot home, with a common charge of $175, to $425,000 for a 1,334-square- foot, two-story, two-bedroom, 2½-bath home, with a common charge of $321.92, according to William Shave, president of the condominium's board of managers. For a marina slip, seasonal fee is based on the boat's size, $15 a foot.
What You Get: Grounds upkeep, snow removal, exterior building maintenance, a lagoon, tennis court, outdoor swimming pool, lifeguard, as well as a clubhouse with a pool room, kitchen and large, multifunction room.
Getting Around: The development is about four blocks from a supermarket and other stores.
Getting In: Homes are rarely for sale and usually sold through word of mouth. The development handles no sales, but maintains a "Book of Interested People," which has more than 20 names.
Pros: Well-maintained development, with many social activities, including card games, bagel lunches, aerobics and trips to Broadway shows. Boaters can easily board their crafts from the walk adjacent to the marina.
Cons: No transportation services, and boats must leave the marina for the winter by Nov. 15.
Inside Scoop: After many years of enduring a goose problem, the development finally got rid of the web-footed birds three years ago by employing two Scottish terriers.
