Homes sales drop in Suffolk, rise in Nassau last month

Suffolk County home sales slowed last month even as activity picked up in Nassau County, according to the first local real estate report since superstorm Sandy devastated the region.

In Suffolk County, 766 homes changed hands in October, a drop of 4.6 percent compared with the same period in 2011, the Multiple Listing Service of Long Island reported Friday. During the same period, Nassau County home sales jumped by 7.7 percent, to 772.

Prices rose in both counties. Last month the median sale price in Suffolk County rose by 6.1 percent year-over-year, to $320,000, while a typical Nassau County home sold for $398,250, 4 percent more than the previous October.  

Both counties also saw a spike in the number of homes going into contract last month. There were 824 pending sales in Nassau County, a nearly 17.7 percent rise compared with the previous October, and 907 pending sales in Suffolk County, a year-over-year gain of 13.5 percent. However, some in-contract sales never make it to closing. That could be especially true in areas where Sandy caused extensive damage.
