New construction: A mix of styles in a rural setting
A quiet, rural area in Baiting Hollow that used to be a
farm is now the site of 22 new houses. One has been sold but the rest are for sale.
The subdivision is called The Meadows at Baiting Hollow. Construction on the houses began this past September and is expected to be finished by the end of this year, says listing agent Jane Tintle, sales associate with Little Bay Realty Inc. in Wading River.
The houses, on adjacent streets - Alfred Avenue and Donna Drive - are being built by the Campo Brothers of Port Jefferson, Tintle says.
There are eight models. They range from 1,800 square feet with three-bedrooms and two-bathrooms to 3,400 square feet with four-bedrooms and 2 1/2 bathrooms. Prices range from $449,000 to $750,000, Tintle says. Lots range from a half to three-quarters of an acre.
The styles of the homes vary from ranches to Colonials to Victorians, with vinyl siding. The houses have kitchens with granite countertops and a choice of wood cabinets; a fireplace; oak flooring; formal dining rooms and living rooms; an unfinished basement; one- to three-car garages; one or two walk-in closets in the master bedroom; central air-conditioning and gas heat, Tintle says.
Some of the houses have a great room, a front porch or a wraparound porch, high-end bathrooms, crown moldings and vaulted ceilings. Various features can be customized to a buyer's preference.
"Buyers will be largely families who want to trade up and empty-nesters looking to downsize on some of our smaller homes," Tintle says.
The houses within five miles of stores. They are 10 miles from the Tanger Outlet Center, six golf courses and Long Island Sound, Tintle says. The Riverhead stop of the Long Island Rail Road is about 10 miles away.
The development is in the Riverhead school district.
Estimated annual taxes on each home are $10,000 to $12,000.
