"Ask if the home you are viewing has a warranty. Home warranties cover unexpected breakdowns of covered mechanical systems and appliances in the home for one year after you close. Too often, as soon as a buyer moves in, a major appliance or system malfunctions. A warranty comes in very handy at such times."
