Keeping houses tidy is one of the main thrusts behind a move to hold a referendum on whether to incorporate Mastic Beach. Some residents blame absentee landlords for failing to care for properties, so they want their own code officers to enforce regulations. There are an estimated 2,626 single-family homes in the community. Here are four of them currently on the market:

The house above is one of the lowest priced properties on the Mastic Beach market. Listed for $79,000, the ranch has three bedrooms and one bath. “It’s down the block from the marina,” says Maria Flagg, an assistant at Century 21 Cor Ace Realty (631-878-3400), where Gina and Alfred Walter are the listing agents. The house was built in 1960, and is located on a 40-by-100-foot lot.

The owners of this Victorian, listed for as a short sale for $229,000, updated the house in 2005 with new wood floors, a new wood-burning fireplace and new cabinetry, says Jennifer Pendzick of Brookhampton Realty (631-878-0500), who is co-listing the property with Kevin Loiacono. One of the three bedrooms is a master suite with walk-in his and her closets, she says. The basement is partially finished, and the house is on a half-acre of property. “It’s an absolutely gorgeous home,” she adds. “It’s very well maintained.” The house is about a mile and a half from the water.

This 2002 cape is in the gated Dana Estates development. The four-bedroom, two-bath, one-half-bath home is across the street from the water. On the market for $699,000, it is only house for sale in the trade-up category, says Kathryn Koplinka of Coldwell Banker M&D Good Life (631-878-6080), who is co-listing the 1.89-acre property with Carol Wesemann. The house has solar panels, granite in the kitchen, a floor-to-ceiling fireplace, radiant floors, an inground heated pool and five ponds. “It’s a luxurious house,” says Koplinka.

Vogue editor Anna Wintour lives in the gated 100-acre, 20-home Old Mastic development, where this 2001 two-story house is located. The four-bedroom, three-bath home is listed for $949,990, the highest asking price in Mastic Beach. The builder's house is on two acres on a creek with a boat slip. "You feel like you're in Vermont," says listing agent Susan Fierro of Coldwell Banker Premier Homes (631-929-3700). "It's very, very private."
