Hauppauge has both a small-town charm and a bustling business hub, says Shaughnessy Dusling of Keller Williams Homes and Estates. “A lot of businesses have their central location in Hauppauge,” she says.

The 1,400-acre Hauppauge Industrial Park, situated just north of Motor Parkway and the Long Island Expressway, is one of the largest industrial parks in the Northeast, with more than 1,300 companies, according to the Hauppauge Industrial Association. Newsday recently reported that St. John’s University will move its graduate center to the park in June.

Ed Wehrheim, a Town of Smithtown councilman, says the park employs about 40,000 people and generates about $19 million in local tax. In order to allow more development, Wehrheim says the park is expanding its sewer capacity. Early last year, he adds, a zoning change was enacted that increased the maximum height of buildings along Motor Parkway from 50 feet to 62 feet.

“We feel that will be a trigger to attract some high-tech industries to that area,” he says. “Banking, pharmaceuticals and things of that nature that need large office space.”

Dusling says the residential area in Hauppauge is comprised predominantly of Colonials, high-ranches and ranches. Prices range from about $300,000 to $900,000.

“It’s a very low inventory,” she says of the 32 homes on the market. “If someone was interested in selling, there’s not a lot of competition and there are a lot of buyers for the area.”

What makes the area desirable is its central location, with the eastbound Northern State Parkway ending in Hauppauge and family-friendly activities such as The Rinx skating facility and the Hauppauge Youth Organization’s Sports Complex.

Hauppauge is also home to the Hamlet Wind Watch Golf and Country Club, Stonebridge Golf Links and Country Club, and Blydenburgh Park, a 627-acre forested area that offers hiking, picnicking, freshwater fishing and other activities.

CONDOS: There are 14 condos on the market ranging in price from $174,990 to $779,000.

SALES PRICES: Between Feb. 1, 2016, and Feb. 23, 2017, there were 139 home sales with a median sale price of $445,000, according to the Multiple Listing Service of Long Island. The low price for that period was $189,000 and the high was $833,250. During that period a year earlier, there were 114 home sales with a median sale price of $443,000. The price range was $252,500 to $855,000.

SCHOOLS: Most students attend Hauppauge High School. In 2016, 59 percent of graduates earned a Regents diploma with advanced designation. That’s compared with 58 percent in 2015.
