"Calverton could be considered the gateway to both the North and South forks," says Marcia Smoller of Little Bay Realty about the almost 28-square-mile community, which is home to Enterprise Park at Calverton, a 2,900-acre industrial park, Calverton National Cemetery and Splish Splash water park.

One of Long Island's communities without a downtown area, Calverton enjoys a rural personality that comes from the open space, farmland and farm stands synonymous with eastern Long Island.

"Calverton offers easy access to the Long Island Expressway, and there's a lot of farms for those who like ruralness and acreage," says John Bagshaw of Bagshaw Realty says.

Chris Kempner, director of the Riverhead Town Community Development Agency, says the natural resources are tremendous, citing the Peconic River, Peconic Lake, the Pine Barrens and nearby Long Island Sound.

SALES PRICES. According to Multiple Listing Service of Long Island data, from July 1, 2012, to Aug. 26, 2013, there were 30 sales with a median price of $122,500. The low price was $7,000, and the high was $627,550. From July 1, 2011, to Aug. 26, 2012, there were 33 sales. The median price was $27,000 with a low of $5,000 and a high of $840,000.
