The Beechwood Organization has begun pre-construction sales for Country Pointe Meadows, a 400-unit adult community in Yaphank. The condominium complex is part of The Boulevard, a 322-acre mixed-use development being built by Rose-Breslin Associates on the former site of the Parr Meadows Racetrack.

Residents are expected to start moving in next spring, with prices starting in the low $400,000 range. The one-level villas and town houses come with 1,470- to more than 2,100-square- feet of space, with one- and two-car garages. There will be an 11,000-square-foot clubhouse with a ballroom, caterer’s kitchen, card room, lounge with bar, fitness room, treatment room and concierge. The property will also have two outdoor swimming pools, along with tennis and boccie ball courts.

While 80 percent of the units are for adults ages 55 and older, 20 percent are set aside for adults of all ages without children under 19 living there full time.

The rest of The Boulevard will include luxury rental apartments, an assisted living facility, a hotel, restaurants and a retail shopping center.
