A one-bedroom apartment has sold for $1.875 million in the Panoramic View oceanfront resort and co-op in Montauk.

Ownership – plus a $15,000 annual common charge -- has its privileges, which include concierge service, access to a fitness center, a cabana and towel service at the beach and pool, and year-round property maintenance.

Listing agent Krae Van Sickle of The Corcoran Group says the way the home is situated allows for beach views not ordinarily visible from Long Island waterfront properties. “Most oceanfront houses on Long Island have second-floor views,” because they are between dunes to protect them from erosion; this one is protected by its elevation, he says. In other locations, “You often don’t see the waves breaking. You see the ocean, but you can’t see right down on the beach,” Van Sickle says. “Here you can, and that’s very unique.”

The 1,200-square-foot unit, which was listed for $2.25 million, has two bathrooms and a gas fireplace. Outdoor features include mahogany decking and a patio with a hot tub. The apartment has humidity control, a built-in sound system, luxury appliances and Anderson windows and sliders.

Krae says the unit is located “right between” two high-profile properties: Bernard Madoff’s former residence and the home recently purchased by Jann Wenner, founder of Rolling Stone magazine.
