North Bellmore offers buyers a mix of architectural styles
It's been 18 years since North Bellmore's former Army site -- Bellmore Logistics Activity Facility -- closed. Soon, the long-vacant 17-acre parcel on Maple Avenue will be home to 79 single-family houses.
The development, Country Pointe at North Bellmore, will house four- and five-bedroom homes (2,200 square feet to 3,200 square feet) on lots of 60-by-100 feet and 60-by-120 feet. Each model comes with an upscale kitchen, 2½ bathrooms and a full basement.
About 60 percent of the houses have sold and about 30 foundations are poured, says Kathy Sheck, vice president of sales and marketing for The Beechwood Organization, noting weather has delayed construction. While pre-construction homes sold in the mid- to high-$500,000 range, prices now start between $714,000 and $814,000. The development has been attracting a lot of young families, Sheck says.
The hamlet also offers buyers a mix of architectural styles at a range of prices, says Margaret Biegelman of Douglas Elliman Real Estate. "It's a competitive area," says Greg Berkowitz of Laffey Fine Homes International, adding, "the schools are driving the town."
North Bellmore and its sister to the south, Bellmore, share a ZIP code, a chamber of commerce and annual events, including the fall Street Festival. Between the two hamlets, residents have access to a bevy of shops, services and eateries.
SALES PRICES. The numbers are up, according to Multiple Listing Service of Long Island data. From Jan. 1, 2013, to Feb. 14, 2014, there were 126 sales with a median price of $399,500. The low price was $167,000 (for a short sale), and the high was $749,000. During the same time period from 2012 to 2013, there were 105 sales. The median price was $360,000 with a low of $206,000 and a high of $715,000.
ATTRACTIONS. The Chamber's Easter parade is scheduled for April 12; nearby parks include Newbridge Road Park, offering in part, an indoor ice rink, outdoor pools and sports fields.
