Relative bargains to be found in Nassau and Suffolk counties.

This house in Southold is a short walk from the beach, the village, the Long Island Rail Road station and a Hampton Jitney stop. “For someone who doesn’t have a car or doesn’t want to drive back and forth, it’s a plus,” says Barry Novick of The Corcoran Group (631-765-1300), who is co-listing the property with Nancy Cervelli. Built in 1900, the two-bedroom, two-bath home features original wood floors. “It’s in nice shape,” Novick says. Zoning would allow the owner to open a retail shop on the property, he adds. One drawback is its location: Being near the main business district also means the house is near a busy road, in this case Route 25.

This ranch in Glen Cove boasts a front porch, hardwood floors under the carpet, a full basement with a high ceiling and a corner 50-by-100-foot lot. There are two bedrooms and one bath. Realtor Carmel Kane (516-655-7507), the listing agent, says the house needs to be painted, the bathroom needs to be updated and the floors need to be redone, she says.

Water views can be seen from the rooms all the way around this Center Moriches Colonial, a short sale, says listing agent Sandra Ludyny of Century 21 Castle Realty (631-588-4663). The problem, she says, is that the house is on a high water table, which can cause the cesspool to fill up and some flooding. A sump pump needs to be installed, she says. The five-bedroom, 2-1/2-bath house was built in 1980, and is on a 75-by-99-foot lot. There is dock space at the end of the street.

There are five bedrooms and two bathrooms in this Port Jefferson Station Colonial, which features an open floor plan on the first floor. “It’s a nice big home,” says listing agent Donna Memoli Varland of Coldwell Banker Residential Realty (631-941-3100). The house has been redone and expanded, which is one reason why it has not yet sold, she says. Other houses in the neighborhood are smaller and less expensive, she adds.

The 100-by-125-foot land that comes with this Massapequa ranch is considered large for the neighborhood, says listing agent Wayne Frankel of Exit Realty Premier (516-795-1000). The three-bedroom, two-bath house is actually in the Amityville school district. It’s less than a five-minute walk to the bay, and there is a full finished basement, Frankel says.
