TREES HOUSE. An oceanfront beach house in Sagaponack has recently hit the market for $25 million. The 13-acre property on Trees Lane, owned by the late conservationist James Trees, has five bedrooms, four bathrooms and an in-ground pool and is surrounded by a 50-acre farmland reserve. “What’s astounding about this property is that it offers the original authenticity of life at the beach of a bygone era,” says listing agent Paul Brennan of Prudential Douglas Elliman Real Estate, adding “a true conservationist, Mr. Trees, moved two cottages already on the property adding a new barn-type structure and created the bucolic beach setting one experiences today.” If $25 million is not in your budget, you can always check out Piano Man Billy Joel's waterfront home steps away for $18.5 million.

BYGONE ESTATE. A century-old 7.8-acre waterfront estate in Westhampton has come on the market for $13.8 million. “It was in the same family, the Smith-DeYoes, ever since it was built -- more than 100 years in the same family,” says co-listing agent Meredith Murray of The Corcoran Group. The family estimates that the seven-bedroom, 3½-bathroom shingle-style mansion was built in the late 1880s or early 1990s, she says. “It has the craftsmanship of a bygone era -- the woodwork and the trim and the double Dutch doors, and a sleeping porch. It sits on a lovely sloping hillside overlooking Quantuck Bay,” she says. The property has 500 feet of waterfront and a dock. The estate also includes a caretaker’s cottage, known as “The Button Box,” two detached garages and a boathouse. Robert Murray is co-listing the property.

DATE NIGHT. In this traditional French country estate in Upper Brookville, which was just reduced from $14.9 million to $12.888 million, the indoor pool is the center of attention -- literally. “The whole house centers around pool. You have French doors to the pool area from the master suite, from the library, from the family room, from the dining room," says says listing agent Maryann Caputo of Shawn Elliott Luxury Homes & Estates. The pool has a special filtration system, so there’s no hint of dampness or chlorine in the air, she adds. After a swim, you can have an entire suburban date night without leaving home: The walk-out lower level has an entertainment room, a separate movie theater and a bowling alley. The 1993 home in the Locust Valley school district has seven bedrooms, nine bathrooms and two half bathrooms. There are five fireplaces, a mahogany library and a “formal greeting room,” Caputo says. The 5.28-acre property backs up to the Mill River Club, and is next door to the Villa at Chestnut Hill, where two episodes of “Gossip Girl” were filmed.
