Why it’s for sale. Judy, 59, a hairdresser, and Sal, 64, retired from the Long Island Rail Road, are divorcing.

The Mandalas’ three-bedroom, three-bathroom, bay-front contemporary home is on the tip of a peninsula. The house is on a quarter of an acre, has a wraparound deck and central air-conditioning. There is 1,800 square feet of living space plus the heated garage. Judy talks about the house.

“I love that there are 255 feet of bulkhead and a view of the bay. We have a pier and a boatlift, and we can jump in the boat at any time and watch a sunrise or sunset. We built the home in 1999 . . . and it has an open floor plan. Except for the front door and another door, all the doors are pocket doors (I hate rooms that are made smaller because a door opens into it).

"We have . . . a panoramic view [of the bay] from the kitchen, the living room, the dining area and two bedrooms. Everyone says, ‘Oh, my God, look at that view,’ when they walk into the house. It’s very light and airy. We are on enclosed pilings with a 2½-car garage. A staircase in the middle of the house from the garage brings you into the great room. There are hardwood floors throughout and catty-corner fireplaces in the master suite and great room . . .

"There’s no grass, so it’s maintenance free. It’s all stone, so we don’t have any mosquito issues. With Sandy, because of the 12-foot elevation of the house, there was no damage to the living area of the home . . . It’s all DEC [Department of Environmental Conservation] and Army Corps of Engineer compliant.”
