Kings Point European-style villa listed for $13.88M

Built in 1995, this Kings Point custom-built European-style villa is 6,000 square feet. “It has a great open floor plan with 13-foot ceilings and walls of glass overlooking the Sound,” said Sandy Rosen of Coldwell Banker Residential Brokerage who was listing the property in May 2013. NEW VILLA The design of a Kings Point custom-built European-style villa on the market for $13.88 million is just one of its selling points. Built in 1995, the manse is 6,000 square feet. “It has a great open floor plan with 13-foot ceilings and walls of glass overlooking the Sound,” says Sandy Rosen of Coldwell Banker Residential Brokerage, who is marketing the estate. There are additional 3,000 square feet in the finished lower level, which has 9-foot ceilings. Brazilian cherrywood floors, Jerusalem stone, a limestone fireplace, pillars and floor-to-ceiling windows are just some of the home’s details. A sample of the 11-room layout includes a library with imported wood as well as a cook’s kitchen with a Garland stove, Sub-Zero refrigerator and two Bosch dishwashers. The house has five bedrooms including the master suite, which has two separate marble bathrooms — each with a walk-in closet — as well as a veranda overlooking the water. An elevator is accessible from the master suite. As for bathrooms: There are 7-1/2. Outside, the 1.25-acre property has a courtyard with limestone patios and an infinity-edge pool overlooking the water. There is almost 200 feet of waterfront, a 189-foot dock and a seawall that rises 14 feet above high tide. Other amenities include a five-car garage. -- LISA DOLL BRUNO

A STEP UP A 1910 Sea Cliff home for $929,000 that just went into contract offers an amenity from yesterday — a ladies’ carriage step off the back porch. The high step dates to the Victorian era, and the garage on the property is believed to have been the carriage house. Once a summerhouse for a family that owned a hat store, the Mediterranean-style home “drew” its current owners, says seller Louise Sharakan, a fabric artist and jewelry designer who keeps her studio here. The home features stained-glass windows and mahogany custom-built windows and doors from Germany. Richard Arnold at Richard B. Arnold Real Estate is the listing agent -- DANIELLE SUTTON
