One Roslyn Heights Colonial, built on the site of a former Levitt & Sons development with its trademark basement-less ranches, sports an underground billiard room that would make Minnesota Fats envious. The room features a tin tray ceiling with iconic cone shade lamps hanging above the pool table area. One segment of a wall is made of fieldstone. “The homeowner has been an avid billiard player since he was an 8-year-old boy,” says listing agent Laura Algios with Daniel Gale Sotheby’s International Realty. The house, listed for $2.595 million, was built in 2004 along with other larger homes in the area. There are six bedrooms and 4 1/2 baths. A custom finished great room connects the kitchen and breakfast room to a den with a coffered inlay ceiling, built-in cabinetry and a gas fireplace. The master bedroom area has a sitting room and the master bath offers a steam shower and Jacuzzi. Other features include a formal dining room and an attached two-car garage.

WATER VIEWS There’s no debt ceiling when it comes to the house on this cliff — a 1888 Victorian in Sea Cliff on a 200-foot perch overlooking the Long Island Sound. On the market for $2.199 million, the restored home, with original details such as windows and moldings intact, has four bedrooms, three bathrooms and one half-bath. When the owners bought the house, it was in “huge disrepair,” says listing agent Marilyn Jenney of Daniel Gale Sotheby’s International Realty. “They tried to restore it and keep its original features, but added amenities for today’s lifestyle,” says Jenney, pointing to the kitchen’s new cabinets, top-of-the-line appliances and granite countertops. The property’s pool and gardens feature water views, as does the master bedroom, which has one of the home’s two fireplaces.
