What home buyers need to know about Glenwood Landing
If small-town USA is what you crave, check out the tiny hamlet of Glenwood Landing. It's a place where neighbors can get to know one another -- especially since residents have to go to the post office to collect their mail.
Glenwood Landing is one of the few communities on Long Island without mail delivery. "What comes off as a negative, turns into a positive," says Michael Stanco of Douglas Elliman Real Estate, noting most residents don't mind. "It's a very relaxed atmosphere," Stanco notes. "It's a tight-knit town," adds John Langone, a partner and broker of Richard B. Arnold Real Estate.
Add local shops, the annual Memorial Day parade, garage sales and "Glenwood Landing exudes that hometown feel," says Dee Dee Brix of Laffey Fine Homes.
Neighborhoods feature mostly bungalows, Colonials, high-ranches and ranches. A new cul-de-sac -- Landing Court -- will have seven custom-built luxury houses starting at $799,000, says Brix, who is marketing the homes.
The hamlet often attracts first-time home buyers looking to get into the North Shore school district, Langone says.
Homeowners in the school district are losing a tax break since the 246-foot smokestacks along Hempstead Harbor's shoreline, which generated power for the Long Island Power Authority, ceased operations last year. It's unclear at this point how much the tax increase will be.

SALES PRICES. Though the sample size is small, sales have doubled and the median sales price increased year over year, according to Multiple Listing Service of Long Island data. From Jan. 1, 2012 to March 1, 2013 there were 10 sales with a median sales price of $502,500. The low price was $250,000 and the high was $750,000. From Jan. 1, 2011 to March 1, 2012, there were five sales. The median sales price was $485,000 with a low of $262,000 and a high of $545,000.
