The Bellport Village board of trustees has amended a code to allow bed-and-breakfasts in the professional district.

“I think it’s good. The community voiced their opinions that they didn’t want bed-and-breakfasts in residential neighborhoods. It worked out well for the board of trustees and the residents,” Mayor Ray Fell said in a Tuesday interview, a day after Monday’s 5-0 vote by the trustees. “This was a great community effort to do the right thing.”

There was no comment from residents on the amendment during the meeting. The professional district includes dental and medical offices.

Fell also praised the board’s bed-and-breakfast committee for making several recommendations before the code change.

Village board members adopted a bed-and-breakfast code last year that would have allowed them in residential neighborhoods but never filed it with the New York Department of State in Albany for approval, as required by state law. Therefore, the law died after 30 days.

At the time, trustees said they received a lot of concerns from residents after the law was enacted and in turn opted to form a committee to collect residents’ opinions on the matter.

Also Monday, board members set a Dec. 19 public hearing to set guidelines on the regulation of home rentals.

The code amendment and upcoming hearing are meant to address questions regarding bed-and-breakfasts in the village as well as short-term rentals, both of which have been controversial.

If adopted, homeowners would have to annually pay $250 to register a home as a rental property and to assure they have properly installed smoke alarms and carbon monoxide detectors.

The homeowner or renter would have to pay an additional $100 lease fee to the village and the renter must pay $75 to the village for an identification card.

After one year board members would re-examine the codes to determine whether they need modifying.
