The Cedarbrook Club, a 125-acre private country club with an 18-hole golf course, is now for sale as a potential development site.
The Glen Head property, which includes a 45,000-square-foot clubhouse, pool and tennis and squash courts, is zoned for residential use through the Village of Old Brookville.
If developed by home builders, the site could support one single-family house for every 3-acre lot, or between 30 to 34 homes total, according to a flier by commercial brokerage firm CBRE.
Given the property's zoning, the club "will be looked at as a development opportunity for a subdivision," said Martin Lomazow, one of the listing brokers for the site. He didn't disclose the current owner.
Opened in 1961, the Cedarbrook Club is adjacent to some of the largest estate homes on Long Island's Gold Coast.
The golf course will continue to operate until a sale is final. After the sale, Lomazow said, it would be up to buyers to redevelop the site or continue operating the golf club.
If developed, he said, houses could command between $3 million to $10 million given what some homes in the area have sold for, the broker said. "We'll be drawing an international audience for the site."
No purchase price has been listed for the property. Lomazow said the property owners will be selling the site through an open bidding process.
