Hewlett building purchased for Mount Sinai medical office

An office building in Hewlett has been purchased and will be redeveloped into a medical office by Simone Healthcare Development Group for the Icahn School of Medicine at Mount Sinai.

The purchase price for the 12,000-square-feet facility at 1436 Broadway, the site of a former Verizon Communications office, was not disclosed. Simone plans on revamping the exterior and interior of the building for an early 2014 opening date. After renovations, the building will have roughly 13,000-square-feet of space.

The future medical office has been leased to the Icahn School of Medicine at Mount Sinai, which will offer primary, specialty and urgent care services office out of the facility, according to previous news reports on the purchase of the land. A rendering of the remodeled building also includes the Mount Sinai sign on the building.

Mount Sinai did not respond to requests for comment. Earlier this year, Mount Sinai had attempted to open an office on an 80,000-square-feet vacant elementary school lot in Woodmere that would’ve been bought and renovated by Simone. The sale, however, was rejected by voters in the Lawrence school district in March.

Activity in leasing and developing medical space has picked up on Long Island in recent years as more doctors sell their practices and partner with hospitals, which then need larger spaces for their expanded businesses, said David Pennetta, a principal at Oxford & Simpson Realty in Jericho.

“It’s changing landscape of how medical space is looked at,” he said. “Before, it was .?.?. office tenants mixed with medical tenants. Now you’re seeing whole buildings operated by Mount Sinai Medical Center and North Shore-Long Island Jewish Health System.

The Hewlett property will be Simone Healthcare Development’s first medical building project on Long Island. The group’s parent, Bronx-based Simone Development Companies, has worked on several Long Island office and industrial development projects in the past.

NAI Long Island in Melville represented Verizon in the sale, and Mariner Real Estate Services in Syosset represented Simone.
