Mineola apartment builder seeking tax breaks

Recently, the IDA -- in one of a series of generous incentives granted to retail establishments -- managed to mine gold by using monthly locker rentals as justification for helping out a national chain of family-oriented health clubs.

The Nassau County Industrial Development Agency is expected  to consider a request Monday night for tax breaks from the builder of two proposed apartment buildings in Mineola.

Mill Creek Residential Trust Llc has asked for a 20-year, payment-in-lieu-of-taxes agreement for a five-story apartment building at Old Country Road and Willis Avenue in Mineola. The project consists of 275 rental units and an underground parking garage.

Originally proposed as a nine-story condominium building, the proposal drew fire from Mineola and Garden City officials.

Mill Creek wants a similar arrangement for a four-story building on Front Street, also in Mineola. The 36 units would be for seniors at affordable rents, the company told the IDA.

Mill Creek recently began construction of a 150-unit apartment building in West Hempstead on the site of the former Courtesy Hotel. The project is adjacent to the Long Island Rail Road station and has been designed for upscale commuters.

The IDA's board of directors will discuss the projects at 5 p.m. The development agency also has received these aid requests:

-- Litigation Settlement Administration Corp. is seeking to buy and renovate a 5,000-square-foot office at 801 South Broadway in Hicksville.

-- A $22,500 sponsorship of the 2012 Barclays PGA Tour Playoff event.
