North Fork marina for sale for $8.8 million

A 12.9-acre North Fork marina with more than 130 boat slips is on the market for $8.8 million.

Brick Cove Marina, at 1760 Sage Blvd. in Southold, includes a four-bedroom home, three tennis courts, an in-ground pool and pool house, a 680-foot private beach area, private picnic area, an office and marina store, workshops and a steel barn.

The single-family home measures approximately 1,500 square feet and was built in 1950.

“The potential is huge for somebody that would like to come and possibly do a restaurant or small boutique of condos or hotel,” said Jennifer Place of Daniel Gale Sotheby's International, who is marketing the property with JoAnn Wind. “It would be the perfect place for that.”

The property is designated as a “Marine II” property, permitting development of certain “water-dependent and water-related uses,” such as beach clubs, boatyards and aquaculture operations. Some special exception uses include restaurants, fish markets or hotels.

Going as far back as 1887, the property originally served as a brickyard.

Place said the property, which sits across the Peconic River from Shelter Island, has received interest from both locals and potential buyers outside the area.

“We’re talking about the North Fork of Long Island,” she said. “This is a listing that is catching the attention of a pretty big audience.”
