5 Long Island houses on the market for $375,000

The only con at this Elmont ranch is its size, says Femi Adebanjo of Prudential Douglas Elliman Real Estate in Franklin Square (516-354-6500), who is co-listing the house with Liliya Gavrilova. “It’s not a huge house,” he says, “but for anybody looking to start off it definitely will fit their needs.” There are two bedrooms and one bathroom.

In Lake Ronkonkoma, this ranch has a new roof, new siding, a new kitchen and new Andersen windows, says John Williams of Prudential Douglas Elliman’s Medford office (631-758-2552), who is co-listing the property with Toby Williams. And, he adds, “it’s a lovely house.” The problem, he says, is that the property is on one of the streets with groundwater flooding problems, he says. “They never got more than a little bit of water in the basement,” he says, but the house is eligible for a Federal Emergency Management Agency grant to help pay for filling in the basement. The owners, who are selling the property as a short sale, have not applied for assistance. The house also needs some repair work on its foundation.

This Medford hi-ranch also is a short sale, and listing agent Brian Marino of Prudential Douglas Elliman’s Medford office (631-758-2552) says the house is about to go to contract. The five-bedroom, two-bath home was built in 1965 and is on a 75-by-221-foot lot. There is a new roof, new windows, a new living room floor and new cesspools, according to the listing.

“It’s a good price point for what it needs,” listing agent Chris Montalbano says of this Lindenhurst house. And what the four-bedroom, three-bath expanded cape needs is “a tremendous amount of work,” says Montalbano, of Century 21 Prevete Real Estate, who is listing the property with Nancy Karp. That includes a new roof, new siding, new windows and new kitchens and baths, he says.

What makes this Wyandanch house particularly attractive is its location, says Gloria Rodriguez of Gloria Realty Co. in Copiague (631-789-4748). “This is the best location in Wyandanch,” she says of the South 23rd Street property. The four-bedroom, two-bath cape is near the Our Lady of Miraculous Medal Roman Catholic Church as well as the Long Island Rail Road, the police station and the library, she explains. “It’s a clean neighborhood,” she adds. The roof is new.
