"Holbrook is a nice middle-class community smack in the middle of Long Island," says resident Rick Ammirati, owner of Friendly Drugs and president of the Holbrook Chamber of Commerce.

Of Holbrook's location, Christopher Armstrong, broker of Century 21 Princeton Properties, says it's about 15 minutes to the North and South shores and about one hour and 15 minutes in either direction to the Hamptons and Manhattan.

"We don't have tourist attractions or historic sites . . . the fabric of the community is very rich because of the people," Ammirati says.

While shops, services and eateries are scattered throughout, the main business district is along Main Street and Furrows Road.

A 136-acre mixed-use development, Serota Properties Islip Pines, which would include housing and commercial space on Sunrise Highway, has been proposed. A zoning vote was planned this week after this section was printed.

Many of Holbrook's subdivisions were developed between 1968 and 1975, says Tracy Boucher of Coach Realtors, noting newer homes exist. Properties -- some with cesspools, others on sewer lines -- typically range between a quarter acre and half an acre.

The market is hot, Boucher adds, noting that for the past six months, the typical house sold in 84 days. Holbrook often attracts first-time home buyers who want their children to attend Sachem schools, notes Beth Lowe of Exit Realty Achieve.

CONDOS AND TOWN HOUSES: 18 listings between $199,990 and $425,000

SALES PRICES: From Feb. 1, 2013, to March 10, 2014, there were 151 sales, with a median price of $328,000, according to Multiple Listing Service of Long Island data. The low was $165,000 (for a short sale) and the high was $615,000. From Feb. 1, 2012, to March 10, 2013, there were 134 sales. The median price was $310,250, with a low of $130,000 (for a short sale) and a high of $574,000.

ATTRACTIONS: The chamber's yearly Carnival and Craft Festival will be Aug. 14 to 17.
