Five LI homes on the market for the 55-and-older crowd

Because May is Older Americans Month and only eight days away, we’re getting a jump on the occasion and presenting five properties on the market geared to those 55 years or older. In addition to the standard amenities in senior communities like a pool, tennis courts, and bus service, the knowledge that other people will be taking care of all the property maintenance can put a smile on the face of even the most distinguished looking gentleman.

East Meadow – The Bel Aire, above
This rare one-bedroom, two-bathroom condo unit in The Bel Aire complex on Merrick Avenue is on the market for $300,000 to $375,000. Eva Browne of Prudential Douglas Elliman Real Estate (516-921-2262) says, “This unit is beautiful. The owner has made it look like it’s out of a Manhattan hi-rise.” And it’s true. The unit has attractive, sleek lighting and the rooms are painted tasteful designer colors. Of the 95 Bel Aire condos, this is one of only three units that have just one bedroom. The complex was built in 2005. Taxes are $9,516 and maintenance is $673.

Ridge - Leisure Glen
Surprisingly, Leisure Glen in Ridge is not associated with nearby Leisure Village or Leisure Knoll. In fact, they are all separate developments and have always been. This two-bedroom, two-bathroom attached home was built in 1985 and has a one-car garage. Frank Enright of Landmark Realty of Long Island (631-929-3600) says, “for its mint condition and location, this is a great deal.” The list price is $275,000, taxes $6,445 and common charges are $340.

Port Washington – Harbor View
This three-bedroom, 2.5-bathroom freestanding home is all about reward living, After a lifetime of working hard and raising a family, being able to enjoy one’s retirement years in this kind of luxury is an uncommon reward. This particular home gets abundant sunshine and the master bedroom is on the main floor. Linda Sacca of Prudential Douglas Elliman Real Estate (516-921-2262) says the price was just reduced to $1,099,000. Taxes are $17,326 before STAR and the common charges are $503.

Manorville – Greenwood Village
This two-bedroom, two-bathroom home is one of the few units in Greenwood Village with a finished basement. The complex provides lawn service, snow removal and bus service, but the upkeep of the home is the homeowner’s responsibility. In an unusual arrangement, the buyer will own the home but lease the property from Equity Lifestyle Properties in Chicago. There are 512 units in total in Greenwood Village, says Rocco Famiglietti of Greenwood Realty of New York (631-878-3214). The listing price is $229,000, taxes are $3,500 and the commons charges are $824.

Southold – Founders Village
Founders Village is a small senior community developed in 1988. There are only about 40 units in the complex, says Marie Beninati of Beninati Associates (631-765-5333). The unit that’s for sale has two bedrooms and two bathrooms and is a highly desirable end unit. Beninati  adds, “The end units come with lots of lawn that makes the homeowners feel like it’s their own yard. The listing price is $389,000, taxes are $2,885, and maintenance charges are $240.
