Dozens of new homes rising in 'small-town' Greenlawn

THE SCOOP

Greenlawn offers world-class opportunities but maintains its small-town feel, says Natalie Mason, vice president of the hamlet’s civic association. “You can be in New York City in under an hour basically, but it’s nice to know that you come home to the richness of our heritage, the diversity of our people, and this gorgeous North Shore hamlet,” says Mason, who is also the vice president of the Harborfields Council of PTAs. “There’s no chance of walking down the street and not walking into someone you know.”`

Some new neighbors will be coming to town with the construction of Harborfields Estates, a development of 47 single-family homes built on half-acre parcels off Pulaski Road. Prices on the homes — which feature four or five bedrooms and range from 2,800 square feet to 4,400 square feet — start at $799,990.

Colonials, along with a mix of ranches and Capes, are most common in Greenlawn, says Michele Cameron of Signature Premier Properties in nearby East Northport. Prices, she says, can exceed $1 million, particularly for homes in North Greenlawn that offer water views.  Draws to the area, she says, include the schools, price points and proximity to parkways and nearby villages. 

“It’s about seven minutes to Northport Village and about seven minutes to Huntington village,” Cameron says.

Harborfields High School was named a Reward School in February by the state Education Department for demonstrating high academic achievement and meeting a series of benchmarks relating to exams in English Language Arts and math. In 2017, it was ranked the 39th best high school in New York by U.S. News and World Report. 

The Harborfields school district recently completed the third phase of a capital bond project that made improvements to athletic fields, classrooms, gymnasiums, playgrounds and bathrooms at all four of the district's schools, says Rachael Risinger, the Greenlawn Civic Association communications, events and fundraising co-chair.  

Elwood-John H. Glenn High School, which some Greenlawn residents attend, was named a 2018 National Blue Ribbon school by the U.S. Department of Education, earning recognition as an exemplary high-performing school.    

Greenlawn is also home to the Harborfields Public Library, which hosts a variety of events and programs for all ages. Broadway, which just hosted its annual Halloween on Broadway event, offers a walkable area lined with eateries, shops and family-owned businesses. That includes the recently opened Bella Vita Gifts, which offers specialty gifts and home decor items.  

With the area’s history of pickle production from the 1870s through the 1940s, Greenlawn in September hosted its 39th annual pickle festival at John Gardiner Park. Library Park, better known as Pickle Park, is undergoing a refurbishment that Mason says will add a new playground for children of all abilities and needs. 

Annual events in Greenlawn include the Fireman’s Fair on Labor Day weekend, Greenlawn Community Day, and the Christmas tree and menorah lighting.

There are no condos or co-ops on the market.   
 

SALES PRICE
Between Oct. 1, 2017 and Oct. 31, 2018 there were 118 home sales with a median sale price of $552,250, according to the Multiple Listing Service of Long Island. The low price for that period was $270,000 and the high was $1.3 million. During that period a year earlier there were 93 home sales with a median sale price of $501,900. The price range was $230,000 to $1.5 million.
