The scoop. Amenities are a key selling point in Plainview. "It has all the conveniences -- there's nothing better," says longtime resident Jerry Silber of Realty Connect USA in Woodbury.

There's easy access to transportation, with the Seaford-Oyster Bay Expressway, the Long Island Expressway and the Northern State Parkway. The Hicksville train station is about 10 minutes away, and there's bus service.

There's a bevy of retailers, eateries and popular food stores -- think ShopRite, Fairway and Trader Joe's. Major commercial centers include Morton Village on Old Country Road and the Plainview Centre on South Oyster Bay Road.

Housing choices are diverse. Buyers can find a variety of sizes and styles, including ranches, Capes, split-levels and Colonials priced from the high $200,000s to more than $1 million. Single-family homes in the Manetto Hill area and on Washington Avenue often command the higher prices. The Hamlet on Olde Oyster Bay, a high-end homeowner community with amenities and a gated entrance, includes attached and detached homes priced from the mid-$500,000s to more than $1 million. Condo communities include the Villas and an adult community called the Seasons.

"Inventory is low right now," Silber says.

Condos and town houses. 25 listings between $349,000 and $1,199,000

Sales price. From Dec. 1, 2010, to Dec. 31, 2011, there were 198 sales with a median price of $443,750, according to Multiple Listing Service of Long Island data. The low was $252,000, and the high was $1,275,000. From Nov. 1, 2009, to Nov. 30, 2010, there were 193 sales. The median price was $471,500 with a low of $275,000. The high happened to be the same -- $1,275,000.

Attractions. Library, Plainview-Old Bethpage Community Park and pool on Washington Avenue offers athletic courts and fields; the Mid Island Y JCC on Manetto Hill Road is a community center with an array of programs.
