If you're thinking of buying in Bayport

THE SCOOP. "Some people find Bayport by accident and never leave," Tom Ruddy of Saltbox Realty says about the South Shore community, which is widely known for boating and water activities. In addition to the Great South Bay, the community is laced with rivers and creeks.

"What I love about Bayport is the diversity. . . . There are nice neighborhoods in different price ranges," says Joanne Sturchio of Prudential Douglas Elliman Real Estate. "Bayport is very close to the neighboring towns of Patchogue and Blue Point, and we're all really one big community," she adds.

Many of the homes south of Montauk Highway and Middle Road were summer residences for wealthy New York City families and remain grand.

Bayport is home to the Bayport Aerodrome, a 60-acre historic grass airfield owned and operated by the Town of Islip. The Bayport Aerodrome Society focuses on the preservation of aviation history.

The rental market for homes is limited, but a rental apartment complex, Southern Meadows, is on the eastern boundary of the hamlet. Many of the resources for Bayport are combined with those of neighboring Blue Point. This includes the school district, the chamber of commerce and the library.

Tina Krist of Coach Realtors characterizes Bayport as one of the loveliest South Shore communities.

CONDOS AND TOWN HOUSES. Three are currently available for sale, between $319,000 and $429,000. Complexes include Lakeview Woods, Northwood Village, Oakwood and Sans Souci.

SALES PRICE. From Aug. 1, 2010, to Sept. 13, 2011, there were 52 sales, with a median price of $386,250, according to Multiple Listing Service of Long Island data. The low price was $126,750; the high was $895,000. From July 1, 2009, to July 31, 2010, there were 44 sales. The median price was $397,500, with a low of $220,000 and a high of $999,990.
