THE SCOOP Hauppauge sure has changed since Joe DeDonato grew up there. Farmland gave way to housing developments, and the community's very first public library opened in 2001, says DeDonato, 48, now of Port Jefferson Station and an agent at Prudential Douglas Elliman Real Estate in Miller Place.

Straddling the towns of Smithtown and Islip, the hamlet offers easy access to the Northern State Parkway, strip shopping centers and a few recreational spots. Plus, "Hauppauge is a wonderful place to work," says Anna Morin of Coldwell Banker Residential Brokerage in Smithtown, referring to the 1,400-acre industrial park. The industrial park helps keep property taxes and Hauppauge school district taxes lower, Morin says.

Neighborhoods feature a variety of ranch styles, Capes, Colonials and post-moderns. A subdivision off Terry Road will comprise six custom-built homes on half-acre and three-quarter-acre lots. Each will have 9-foot ceilings, oak floors, a full basement, five bedrooms and three full bathrooms. Prices start at $925,000 for a 4,000-square-foot home.

SALES PRICE According to Multiple Listing Service of Long Island data, there were 70 sales since last November. The median price was $445,000 with a low of $260,000 and a high of $900,000. From October 2007 to October 2008, there were 82 sales with a median price of $464,500. The low was $275,000, and the high was $712,000.

ATTRACTIONS Into golf? Area courses include the Hamlet Wind Watch Golf & Country Club, a semiprivate club. Stonebridge Golf Links & Country Club in Smithtown is open to the public on weekdays. The Rinx offers ice skating, ice hockey, a day camp and preschool. The Smith Haven Mall and Tanger Outlet in Deer Park are about 15 minutes away (without traffic), Morin says.
