If you want a home near the beaches on Long Island

Here’s one way to avoid Long Island’s summer beach traffic: Buy a house that’s within walking distance of the shore. Stepping out the front door and taking a stroll to the beachfront sure beats sitting bumper to bumper on the Robert Moses Causeway.

Here are 10 houses on the market in Nassau and Suffolk counties that fill the bill. Many offer beach rights, which means private access and less crowding.

And some even include outdoor showers, so no need to worry about tracking sand through the house.


Rocky Point

19 Wildwood Rd., $669,000

This four-bedroom Colonial transforms from a country setting in the front yard to a beach setting in the backyard, says listing agent Seth Levy of Graystone Properties. Located on a 125-foot-tall bluff, the home provides elevated views of the Long Island Sound from the backyard, including from the master suite, which includes sliding glass doors that open to a rooftop terrace.

Access to the private beach, which is the length of the 1.2-acre property, requires a short walk down a keycard-secured community pathway that is lined with rhododendrons. The home includes three full bathrooms, as well as an outdoor wash-off shower.

Sliding doors open from the living room -- which Levy says includes a fireplace mantle made from natural beach driftwood -- to the back porch. The kitchen has stainless steel appliances and a gas stovetop.

Hardwood floors with a cherry inlay are featured throughout the home, including the full finished basement. The master bedroom has cathedral ceilings and a walk-in closet. The tub in the master bath is set in front of a window overlooking the Sound.

To get from this five-bedroom farm ranch to its cater-cornered private beach, owners exit the side of the property, cross the street and walk across a wooden bridge, says listing agent Janet Pushee of Coldwell Banker Residential Brokerage.

The flat acre property, with year-round water views of Long Island Sound and Smithtown Bay, includes a boathouse the size of a 1 1⁄2- car garage. A sunroom in the back of the house overlooks a patio with a hot tub and includes a dual-sided fireplace that also heats the family room.

There are 4 1⁄2 bathrooms in the house, as well as an outdoor shower. The kitchen features a new tile floor and stainless steel appliances. The property has a full basement and a two-car garage, and includes mooring.

This four-bedroom Colonial provides access to a variety of local beaches. Besides the private beach and marina located across the street, which requires a code for access, it is also within a few miles of the beaches at Tanner Park and Venetian Shores Park.

The sliding glass door in the den, which also includes skylights and large windows, opens to a back deck that surrounds an in-ground pool and Jacuzzi. The centrally air-conditioned home, on a 0.29-acre property that includes a two-car garage, features a living room with a brick fireplace, an eat-in kitchen, a dining room and 2 1⁄2 bathrooms.

The master bedroom on the second floor, says listing agent Marianne Lappas, provides views of the water.

986 Peconic Bay Blvd., $429,000

This three-bedroom farm ranch is not only a 10-minute walk down the road to the beach, it’s also a short drive to the local vineyards, says listing agent Lidia Wacek of Town & Country Real Estate.

The house, which is just over a half-mile from the shoreline along the Peconic River, includes two full bathrooms, an eat-in kitchen and a den. The home includes gas heating and central air conditioning.

The 0.86-acre property, lined with privacy trees, also offers a full basement and an attached two-car garage. Besides the house’s proximity to the beach and vineyards, the nearest golf course is just 5 miles away.

West Islip

The great room, located on the fourth floor of this split-level, provides panoramic views of the Great South Bay and the Robert Moses Causeway, says owner Mabel Goonan. Located at the end of a cul-de-sac, the 0.33-acre property is across the street from the Willets Point Club, which includes a private beach and small marina.

The house, which has a spiral staircase stretching from the first level to the third, offers four bedrooms and 2 1⁄2 bathrooms. The house has two fireplaces, one in the great room and another in the living room.

Nearly every room in the house provides water views, as does the front deck, which is located above the two-car garage. The back deck overlooks the bay on one side and the backyard’s paver patio and in-ground pool on the other.

48 Bayview Place, $574,999

A half-block from this three-bedroom split-level is Dolphin Beach, which is visible from the front yard, says listing agent Maria Scarpati of The Donnelly Group. Besides views of sand and sea, the home offers two updated bathrooms and an extended kitchen that includes granite countertops and a breakfast bar.

Owners removed the wall just inside the front door, Scarpati says, creating an open floor plan in the living room and dining room, which have hardwood floors. The downstairs family room has a tile floor and stone designed walls.

The backyard of the 70-by-100-foot property includes a patio that is covered by a pergola. New pavers along the front stoop lead to the one-car garage, driveway and front yard with water views of South Oyster Bay in the distance.

Long Beach

Walk out the front door of this four-bedroom Contemporary, make a left, walk 100 feet and you’ll reach the entrance to the beach, says listing agent Carl Baessler of Paul Gold Real Estate.

The house offers views of the Atlantic Ocean, including from the second-floor wraparound porch, which opens from sliding glass doors in the living room. In the reverse-layout home, with a one-car garage, the foyer opens to the first level, which includes two bedrooms and one of the house’s three bathrooms.

The second level, with cathedral ceilings, consists of a living room with a fireplace, an eat-in kitchen with cherry cabinets and stainless steel appliances, a dining room and two bedrooms. The house is on a 40-by-60-foot lot --  most houses in the West End of Long Beach  are on 30-by-60-foot lots, which allows for more spacious rooms, Baessler says. The master bedroom has sliding doors that open to the bathroom, which includes dual vessel sinks and a walk-in shower.

The house, a short walk from the Long Island Sound, has hardwood floors in the den and bedrooms. The kitchen includes stainless steel appliances, oak cabinets and a breakfast bar.

There are 2 1⁄2 bathrooms in the house, including a full bath in the master bedroom. The 80-by-112-foot lot includes a one-car garage. The property is also just one mile from West Harbor Beach Memorial Park.

Glen Cove

Located on Morgan Island, this four-bedroom high ranch is near Pryibil Beach, says listing agent Vivian Zhang of Laffey Fine Homes. The 8-acre beach, which is open to Glen Cove residents only, is 0.2 miles from the house and features basketball and volleyball courts, playgrounds, barbecue grills and a fishing pier.

Skylights brighten the granite eat-in kitchen, which has stainless steel appliances, including a double oven. There are three renovated bathrooms, one of which is in the master suite. Crown molding is throughout most of house, including in the first-level family room, where one of the home’s two fireplaces are located. The dining room’s sliding doors open to the two-level back deck on the 0.49-acre property. The home, which includes a one-car garage, offers water views from the living room, dining room and bedroom.

One property away from the beach, this four-bedroom high ranch has access to a boat ramp and mooring at the end of the block, says listing agent Kevin Daigh of Douglas Elliman Real Estate.

The house has views of Oyster Bay Harbor from the dining room and upstairs living room, with floor-to-ceiling windows overlooking the front yard. There is an outdoor shower and  three updated bathrooms, two of which feature vessel sinks.

The family room downstairs includes a fireplace and sliding glass doors that open to the back patio. Sliders also lead from the dining room to an elevated back deck. The 87-by-115-foot property, less than a half-mile from Oyster Bay High School, includes a two-car garage. The private beach provides views of Centre Island and Cove Neck.
