The theater features stadium-style leather seating, an electronic curtain that opens to reveal a 124-inch screen, and a surround sound system. “But with the soundproof walls, anybody who is hanging out in that open area of the basement won’t hear a thing,” Donofrio says.

The basement of this ranch features a large den and a brand-new full bathroom, says listing agent Laurie Ann Hoschke of Century 21 AA. “With a house that does not have a den on the first floor,” Hoschke says, “a finished basement is always a big bonus.”

Another bonus? On the opposite side of the finished basement is a separate room with a two-person sauna, a laundry room and a workshop.

The two-bedroom, two-bathroom house, with gas heating and central air-conditioning, has hardwood floors in the living room, dining room and bedrooms. There is a walk-in closet and two additional closets in the master bedroom.

This expanded cape offers both a man cave and a woman cave. When the owners couldn’t agree on how to transform the basement, they reached a compromise, says listing agent Joesiann Cortez of Exit Realty Dreams.

“The basement itself was divided into two separate rooms,” Cortez says. “One side was turned into a man cave and the woman’s side was turned into a reading room. I think it’s a very nice compromise.”

The main difference, other than the decor, is that the woman’s portion of the basement has a tiled floor, while the man’s side has carpeting. Recessed lighting is used on each side of the basement, which is accessed off the kitchen, on the main level.
