Set on Ketcham's Creek, Snug Harbor is a 176-unit, 55-and-older condo community offering several amenities. Residents have access to a clubhouse, in-ground pool and tennis courts. For an additional fee, there are boat slips, says the listing agent, noting Ketcham's Creek is a navigable waterway that leads to the Great South Bay. The village beach is also within walking distance. Lagoons and green expanses are part of the landscape, while all units have new roofs and siding.

As for the two-story town house featured here, it overlooks a lagoon and has a covered patio and second-floor balcony. The balcony is off the master suite. There is one second bedroom and bathroom and laundry room on this level as well. On the main floor, there is a half-bath, the living room, dining room and eat-in kitchen. Wood floors, a sliding-glass door and central air conditioning are among some of the other features.

Total taxes, including an additional village tax, are $5,043. Monthly common charges are $480. Jerry O'Neill, Coldwell Banker Harbor Light, 631-842-8400.

First-floor units come with a patio, while second-floor units -- such as the one featured here -- have cathedral ceilings. Three models are open for viewing and three have sold, the agent says, noting the first occupancy is scheduled for December. The property will be lushly landscaped with gardens and will offer seating and boccie courts. The YMCA, beaches, tennis courts, golf course and eateries are nearby.

Taxes are $9,347. Monthly common charges are $305. Terry Sciubba, Sherlock Homes Realty Corp., 516-671-1717.
