THE SCOOP: Whether you consider Valley Stream the first or last stop in Nassau County, one thing is certain -- this village just east of Queens is a large, vibrant community. "It's a great big small town," says Mayor Edwin Fare, a third-generation resident.
Recreation areas can be found throughout, says Bernie Miglio, owner of Miglio Real Estate, noting Hendrickson Park is perhaps the most popular, with pools, athletic courts, a mini-golf course, a lake and a community center offering programs for all ages. More than 300 senior citizens participate in some of the programs. In fact, the village is addressing increased traffic by widening the road in and out of the park. Add events into the mix, and there is something going on every month, Fare says.
Many shops, eateries and services line the major thoroughfares, including Rockaway Avenue, the area's original business district. Green Acres Mall, one of the Island's first malls, is here, too. The community is about a 30-minute commute into Manhattan, and JFK International airport is nearby.
When it comes to housing, Capes reign, though Colonials dominate in the section of the village known as Gibson, Miglio says. Apartment buildings are coming onto the scene. Hawthorne Court, a new luxury complex on South Cottage Street, is now leasing; Sun Valley Towers on Rockaway Avenue is almost complete.

RENTALS: 27 listed between $550 and $5,000 a month
SALES: From Oct. 1, 2013, to Oct. 31, 2014, there were 404 sales with a median price of $355,000, according to Multiple Listing Service of Long Island data. The low was $155,000, and the high was $595,000. From 2012 to 2013, during the same time period, there were 368 sales. The median price was $336,500, with a low of $154,900 and a high of $640,000.
