HORSE FARM. Paard Hill, an equestrian estate overlooking Gardiners Bay and Coecles Harbor from one of the highest points on Shelter Island, has come on the market.
When the owners -- Pieter Ruig and Ellen Lear, daughter of writer and producer Norman Lear -- purchased the 36 acres, they had to get a special permit from the town to operate a commercial horse farm, says Penelope Moore of The Corcoran Group, who with Gary DePersia, is marketing the estate as a residential property for $7.95 million.
The barn has 23 windowed stalls with automatic water fountains for the horses. One stall is for foaling, and there are two tack rooms as well as indoor and outdoor wash stalls, a lunchroom, office and a 70-by-150-foot indoor heated riding arena with arched windows and harbor views, mirrors and a viewing room.
Of three outbuildings that provide storage for feed and equipment, one is a vintage barn dating to the 1800s. As for riding trails, there are 15 acres of mowed paths. The main house, built in 1886, has a rocking-chair porch. The four bedrooms are on the second floor, with the master suite isolated in the rear with its own staircase.
