Taxes. $6,157 plus common charges of $483 a month, an assessment of $698 a month and a renewable assessment of $349 a month.

Separately, superstorm Sandy kept residents out of the building for six months while the boiler and other utilities in the basement were repaired. Phoebe says about her unit:

One bedroom is used as a den .?.?. There’s a full bath .?.?. French doors lead into the other bedroom that has its own full bath .?.?. There’s granite counters in the kitchen and stainless steel appliances .?.?. The advantage for me is that everything is here. You don’t have to drive. Across the street is Waldbaum’s, the post office, shops and restaurants. City Hall, the LIRR and the library are all within walking distance. Down the block is the boardwalk and beach .?.?. And my price is negotiable.”
