Why it’s for sale The couple say they plan to move down south where they have family. Ken, 57, a special educator in Queens Village, is on the threshold of retirement while Kathy, 66, is a retired banker.

It was the week of Thanksgiving — 1995 — when the Friedricks received the keys to this seven-room Colonial, which has three bedrooms and 1.5 bathrooms. Ken recalls the selling point: “From outside we saw a stately Colonial and inside, the living room had clean lines, a large fireplace and a stained-glass window. We knew right away. Nothing had moved us before that.” In the 16 years the couple have lived here, they tackled a few projects. With the exception of one red maple, the Friedricks relandscaped the entire 40-by-100-foot parcel. Interior enhancements include renovating the sunroom and gutting a bathroom to design a new one with floor-to-ceiling tile. Ken adds:

“The house has charm and warmth — it’s been a delight ... Our favorite is the sunroom overlooking the landscape — every season has something interesting to look at ... The landscape has ornamental grass, a Dogwood, three Pair trees, Hydrangeas, two Hollies and Norwegian Spruce. Trumpet Vines and Roses climb the trellises — there are so many things. We also put in a free-form brick walk, a large brick terrace and a retaining wall ... Another big plus is proximity to everything — the park, elementary school, shops are within walking distance and the LIRR is minutes away.”
