The competition. A two-level town house in the same community is listed for $269,000.

Recent sale. A three-bedroom, single-family home in the area sold in September for $405,000.

Taxes. $3,254; monthly common charge of about $350 includes garbage removal and maintenance.

Time on the market. Since October.

Why it’s for sale. Brian, 34, a chef, and Jennifer, 32, a stay-at-home mom, and their two sons, ages 2 and 5, have “outgrown the place.”

Brian and Jennifer purchased the two-bedroom, 1½-bath condo in 2004. Since then, they’ve renovated the kitchen and smaller bath and enhanced one of the bedroom’s by adding raised half-paneling to the walls.

The two-level town house is in a “family-oriented, affordable living” Hampton Villas community that’s beautifully landscaped, Jennifer says. There’s a community in-ground pool and a town beach about a 15-minute drive away, she says.

Most of the neighbors are year-round residents, however, the condo is a convenient “summer getaway” for a city dweller because it’s within a short walk from the Long Island Rail Road train station, she says.

Here's what Jennifer says about the home: “We have a great location. It’s south-facing with lots of light coming in during the afternoon and our parking spot is steps away from the front door . . . The master bedroom and stairway have [vaulted] ceilings, making them feel more spacious . . . We added extra storage areas throughout, including under the stairway and in the ceiling of the sunroom."
