Not even lasting out the summer is the now-closed Kusha Sushi in St. James, which had its brief run in the former digs of Nisen 347, a freestanding bilevel building on the corner of Jericho Turnpike and Route 347.

No question, this is a building that's had a hard time holding on to occupants. The longest tenant was the original one, Intermezzo Cucina Italiano, which lasted from 2000 to 2006. Then came the short-lived Capo Italian Bistro, succeeded by a long vacancy, and then, in late 2011, Ara International Grille & Bar, which lasted less than six months. After another long vacancy, along came -- and went -- Nisen 347.

One can only wonder what will come next.
