Rich Cribs: 37 acres in Mattituck

For $8.9 million, there's almost nothing you couldn't do with this 37-acre estate in Mattituck, says listing agent Donielle Cardinale of Daniel Gale Sotheby's International Realty: "All the development rights are intact," she says. So, you could apply to open a bed-and-breakfast, plant a vineyard, raise horses, collect cars in the 12-car garage - or indulge a motocross hobby, she says.

"They built a motocross track, probably about 5 acres of the property. It's a fairly rectangular space with big, huge hills and water and all kinds of crazy stuff," Cardinale says.

Public records show the property belongs to Bissett Nursery's James Bissett III, an owner of Atlantis Marine World in Riverhead. - KRISTIN TAVEIRA

JOEL'S ACROSS THE STREET

A Sagaponack house across the street from property Billy Joel owns has sold for $11.3 million. It was listed for $11.9 million.

The 8,500-square-foot beach house has wide views of the Atlantic Ocean and surrounding farmland. There are six bedrooms and nine bathrooms. Other amenities include a gym, a massage room, a steam room, a game room, a gunite pool and a cabana.

Scott Strough and Kathleen Zappola of Strough Associates had the listing; Town & Country Real Estate brought the buyer.

ARCHITECT'S HOUSE

The 15-acre Water Mill estate of Japanese artist and architect Setsuo Ito, which originally hit the market in 2007 for $30 million, is now being offered for $13.4 million. Buyers have the option of purchasing the home on 9 acres for $9.9 million or the adjacent 5.8-acre parcel for $3.5 million.

The home, designed by Ito, sits on the highest point in the Hamptons and boasts sweeping views of both the Atlantic Ocean and Peconic Bay.

Mala Sander of The Corcoran Group is now handling the sale.
