Rich cribs: An old mansion that's all-new

Sands Point's Boulder Beach -- an eight-bedroom, 7 1/2-bath Colonial on a high bluff -- is on the market for $12.5 million.

The owners bought the pre-1930s property nearly 11 years ago and completely renovated it. Some of the work included a new electrical system, new plumbing, leveling of the property, creation of the circular driveway and restoration (not replacement) of all the original millwork.

With water views from nearly every room, a dining room that can seat 32, a card room with a coffered ceiling and French pocket doors, "a tremendous amount of entertaining is done in this home -- all the family holidays are held there," says listing agent Maggie Keats of Prudential Douglas Elliman Real Estate.

The wallpaper in the card room is hand-blocked Zuber Cie, an idea the homeowner lifted from the Jackie Kennedy-decorated diplomatic reception room at the White House. The foyer is "massive," with a 22-foot ceiling and its own fireplace (one of five throughout the house). It has a herringbone-pattern inlaid wood floor.

A two-bedroom gatehouse, a boathouse-cabana and a three-car garage are additional structures on the 2.6-acre parcel. The homeowner, an advertising agency executive, commissioned the dock, which is on 145 feet of beachfront.

He also designed the negative-edge pool, the shape of which mirrors the garden in the front yard. From inside the home, the pool is designed and sited in such a way that it is supposed to look as though the pool and the Long Island Sound are one body of water. -- ANN SMUKLER

The pool at the Upper Brookville estate known as Serenity -- listed for $5.299 million -- is inside a two-story, 5,000-square-foot-plus recreation pavilion. The area features a 35-by-65-foot pool and hot tub that seats 10, both under a glass roof, plus a racquetball court and a game room with arcade games, a jukebox and pingpong and pool tables, as well as a full gym with equipment included and a lounge area with a fireplace. Connected to one side is a two-bedroom, one-bath guesthouse with a living room and a kitchen.

The 1982 postmodern home has seven bedrooms, seven baths and three half-baths. The 9.09-acre property includes a crabapple orchard and a second pool.

NEW SEAFORD BOATING COMMUNITY

Ocean's Cove, a new community development in Seaford, has completed construction of its first model home and sold one of the 11 properties planned for the site. The remaining 10 homes are still available, priced between $919,000 and $979,000. The development is being designed as a boating community, and all of the four-bedroom, three-bath homes will feature private bulkheads and slips.

Ocean's Cove is on Seaman's Island Creek and the Great South Bay, and all the homes will be wired for smart-house capabilities.
