Brookhaven Democratic Councilwoman Connie Kepert is considering requesting a public hearing next month to amend an existing law to create a mixed-use zoning district.
The move would help the environment by encouraging pedestrian-oriented development near train stations, while attracting young professionals to Brookhaven, officials say.
“If we continue developing in the Town of Brookhaven as we have in the past we will lose our cherished open spaces, exasperate environmental problems such as air pollution and global warming, as well as increase road congestion,” Kepert said in a written statement.
The Next Generation Housing district would be expected to revitalize existing town centers and neighborhoods, officials said.
The housing areas would be constructed near infrastructure such as transit stations, a move considered essential to maximizing alternative forms of transportation while welcoming the walking and cycling community, officials said.
“Next Generation Housing is not only an opportunity to keep our young people in Brookhaven, but to improve the environment, and enhance economic growth,” Kepert said.
The districts would be located in a “primary zone,” defined as an area within a 1,320-foot radius of a major arterial roadway or downtown center.
An area within 2,500 feet of a Long Island Rail Road station would also be considered a primary zone.
“The code incorporates smart growth principles and will be an effective tool to create communities where our young people will want to live, work and play,” Kepert said.
Eric Alexander, executive director of Vision Long Island, supports the district and said it would be “another useful tool to advance mixed use development and walkability in communities.”
