The Town of Smithtown Board of Zoning Appeals Tuesday night will consider granting a certificate of existing use to a Kings Park company that manufactures precast concrete.
In papers filed with the town Planning Department, property owner KPE II of Westbury says the firm was denied a building permit earlier this year by the town Building Department. The certificate of existing use is needed to obtain the permit, the company says.
The precast firm, located at Old Northport and Lawrence roads, is one of many businesses in the so-called Kings Park industrial park that operate even though parts of their properties are zoned for residences. The town has commissioned a study to recommend future uses for properties in that area.
In its application for the certificate of existing use, KPE II said the construction company dates to the 1920s and obtained site plan approval from the town in 1968. “The site lawfully existed in its current form prior to more restrictive zoning ordinances,” the company said.
The zoning appeals board will meet at 7 p.m. at the town senior center, 420 Middle Country Rd.
