Seaford school property vote Wednesday

Seaford residents will decide Wednesday whether to approve the sale of the vacant Seaford Avenue School property to a private developer for $5.2 million.

Registered voters in the Seaford Union Free School District will vote from 7 a.m. to 9 p.m. on a referendum to sell the 5.66-acre school property to BK at Seaford, Llc, a subsidiary of the Engel Burman Group. Approval would enable the Garden City-based developer to build 100 to 113 condominiums units.

The Seaford board of education rescheduled the original Oct. 16 referendum, after hearing concerns from residents. The board and developer revised the contract, which now specifies that sales will be restricted to buyers aged 55 years or older and without children younger than 18. It also includes language that the units will be owner-occupied and for purchase only.

The property sale would save the district about $100,000 in annual maintenance costs and create $500,000 in additional annual tax revenue, district officials have said. Previously rented out, the building has been vacant since 2010.

Some residents have opposed the plan because of the density of the housing complex, possible traffic and parking issues, and the probable loss of three baseball fields on the property. Others have said the added tax revenue and homes for seniors are needed.
