A four-lot subdivision off Lake Avenue in St. James has received final approval from the Smithtown Planning Board.
The development, known as Ester Estates, includes an existing two-story home on a 1.99-acre parcel. The property is to be subdivided to create three new plots.
Three homes are to be built along Lake Avenue, and a cul-de-sac called Ester Drive will be built to provide access to the homes from Roseville Avenue.
The proposal was approved, 4-0, at a planning board meeting on Wednesday.
Neighborhoods at the meeting expressed concern about how the cul-de-sac would affect their properties. They said they were not otherwise opposed to the development.
After the meeting, the residents met with attorney Vincent Trimarco, who represents the developers, to discuss modifications such as curbing to direct motorists toward Ester Drive and away from driveways.
A site plan for the development must be approved by the Smithtown Town Board before construction can begin.
