Inwood is getting a dose of city real estate innovation.
A seven-story, 28-unit prefabricated modular concrete and steel residential and commercial development called “The Stack,” is now constructed at 4857 Broadway.
The 38,000-square-foot building will include 4,000 square feet of commercial space and 22 market and six low-income studios, along with one, two and three-bedrooms.
Each of the 56 separate modules were manufactured at a factory in Berwick, Pa. and are being shipped here via truck bed and assembled like Legos.
Building the modules offsite saved the project time and money and created a safer environment for its construction workers, Jeffrey M. Brown, the chief executive at Brown Hill Development of Huntingdon, Pa., which was its developer along with Kim Frank, said.
“It’s more efficient to build inside a factory where there’s no weather problems, where all the workers have no surprises about the conditions under which they’re being asked to work,” he said.
In addition, despite the modules having to be shipped here from out of state, it saved the project time because they could lay down the foundation in Inwood while building the rest of the structure in Pennsylvania. The entire project took about four weeks to complete, Brown said.
The units have fully-equipped kitchens and bathrooms, and the building’s residents will have access to a common outdoor space, tenant-controlled heat and air conditioning, and about 35% of the units have terraces.
