In a North Fork neighborhood of large land parcels and elephantine estates, a Nantucket-style house on Southold’s Paradise Point Road is attached to 252 feet of beach. In almost every room, windows frame panoramic views of the water.

The single-level, five-bed, six-bath home is on the market for $7.395 million. Annual taxes on the 3.28-acre property, which overlooks Shelter Island Sound and falls within the Southold Union Free School District, total $43,355.

"You go in through this beautiful, gated entry that has a long driveway up to the house,” said agent Kristy Naddell, who has co-listed the property with Thomas Uhlinger for Douglas Elliman Real Estate. "It has basically everything you could want — I mean, you have the acreage, you have an updated home, pool, pool house, brand new dock, hot tub; there’s a cabana by the beach that has water and electric.”

Since the sellers purchased the house in 2012, Naddell said, they have spent over $1 million updating it. Among the upgrades were the 2023 installation of a whole-house humidifier and basement dehumidifier and 2021 renovations to the primary bathroom. The main house is cooled by central air, and warmed by oil, forced air and hot water.

"In terms of entertaining, indoors and outdoors you have a lot of options,” Naddell said.

Among indoor features are a fireplace with custom stonework, a wet bar with a wine fridge and sink and a screened-in porch. Outside, in addition to a back patio and pool, a pool house offers a refrigerator, sink and dressing room and outdoor shower. A dock leads to the water.

The home does not require flood insurance because of its elevation level, according to Naddell, and is covered in durable Hardie Board siding.
