B2K Development has agreed to purchase a nearly 11-acre parcel within the Melville Town Center overlay district and plans to redevelop the office property as a mixed-used development, a company spokesman told Newsday.

The Jericho-based company is in contract to buy 80 Baylis Road, which was formerly part of Henry Schein's corporate headquarters. Henry Schein consolidated its headquarters in 2024, shedding its lease for the three-story, 185,000-square-foot Baylis Road building while keeping the building it owns at 135 Duryea Road.

The building's owner is an LLC associated with The We're Group, a Jericho-based owner and manager of Long Island office properties. The We're Group could not be reached for comment on Friday afternoon. Terms of the deal were not disclosed.

The potential redevelopment would be the third proposed for Melville Town Center, where the Town of Huntington has sought to encourage the creation of a walkable downtown with housing above storefronts to replace vacant office and industrial buildings.

B2K Development is still determining the best future use for the site, which could include some combination of for-sale housing, rental housing or an assisted living facility, according to Gary Lewi, a company spokesman.

"We are at the beginning of the beginning of a process that needs to be consistent with the overlay district, town regulations, town review and community input," Lewi said.

Long Island Business News reported earlier on the sale Friday. 

The Town of Huntington created the overlay district in December 2024, and this April approved the first proposal Steel Equities won approval for its Melville Crossing plan to build 290 rental apartments and 110 condos at 75 Maxess Road. Of those units, 20% will qualify as affordable housing. 

Earlier this month, the town board held a hearing to review developer Terwilliger & Bartone's plan for a mixed-use development with a combined 168 luxury rentals and for-sale residences, including 20% set aside as workforce housing, and 20,000 square feet of retail. 

Some speakers at the hearing expressed concerns about the development's size, and the superintendent of the Half Hollow Hills School District asked town officials to pause approving new development while the town assesses the effect on school enrollment, Newsday previously reported. 

Nearby, NYU Langone has proposed building a multibillion-dollar hospital, medical school and research center at 1 and 2 Huntington Quadrangle. That plan still requires extensive approvals from the state Department of Health and the Town of Huntington. 

A Town of Huntington spokeswoman said Friday afternoon B2K Development had not submitted any application to the town planning department.
