The developer behind the long-delayed Heartland Town Square project in Brentwood is adding a large industrial building to the west end of the Heartland Business Center for an estimated $15 million.

The 237,000-square-foot, 35-foot-tall building is being built without a prospective tenant in mind, said property owner and developer Gerald Wolkoff.

Construction crews began leveling the plot of land near the intersection of Rodeo Drive and Wilshire Boulevard two months ago and plan to break ground by early spring at the latest.

"I don't know if I'm going to fight the winter, but we'll keep working until we get some real nasty weather," Wolkoff said.

The developer, who owns about 4 million square feet of industrial and office space within the business park already, said he is hoping for one large customer who can bring jobs to the area, but will settle for three smaller tenants for the new industrial space.

"I'm looking for someone who could use a large building," he said. "Hopefully, someone from out of state or growing out of the city."

The developer is still working on the architectural plans for the building and said when those are complete, he will apply for Industrial Development Agency financial assistance.

Wolkoff's flagship project, the $4 billion, 450-acre Heartland Town Square project in Brentwood, which has faced delays over tax assessments and use of union workers for years, is slowly moving along.

Last week, the Town of Islip passed a resolution adopting a findings statement for the project, a necessary step before rezoning can be addressed.
