French fashion house Hermès has reopened its renovated boutique at Americana Manhasset, one of Long Island's longtime luxury shopping destinations.

Hermès opened the boutique to the public on Saturday, company public relations director Mark Recker said in an email.

The reopening follows a 46% decline in the square footage of new U.S. luxury store openings in the first half of 2026 compared with the same period in 2025, according to commercial real estate firm JLL. Since 2023, luxury leasing in the U.S. has not trended consistently in either direction, but activity has tended to spike in the second half of the year, JLL data shows.

But the decline in store-opening activity does not necessarily reflect weaker demand for luxury retail space.

"You can probably look through reports and find that there was less square footage leased in the last 12 months, or maybe the last 18 months," said RIPCO Real Estate LLC vice chairman Richard Skulnik. "Part of that is not because the retailers didn't want to be in certain markets, but because, in the markets they wanted to be in, the spaces have been consumed."

According to Skulnik, who was not involved in the Hermès lease, the luxury retail leasing market remains competitive because of a mismatch between supply and demand.

"I feel like I compete for every space," Skulnik said. "Even when something's off-market, you're competing."

Hermès reported consolidated revenue of 12.3 billion euros, or more than $13.8 billion, for the first nine months of 2026, according to a quarterly report published last month.

In recent months, Hermès has renovated and expanded its San Diego store and opened new stores in Chicago, Williamsburg in Brooklyn, and Rio de Janeiro, according to the quarterly report.

In a news release, the company described the Manhasset project as a renovation that updated interior finishes, brought in abundant natural light and created a new facade with windows framed by ribbed arches.

At the Manhasset store, Hermès sells silk, jewelry, perfume, beauty products, leather goods, clothing and shoes, according to the company.

Founded in 1837, Hermès is a family-owned company with about 300 stores in 45 countries, according to the company.

The brand declined to comment on why the store was closed or the cost of the renovation.
