Suffolk County home prices posted a year-over-year gain in June for the first time in at least a year, even as prices dropped in Nassau County, according to a report released Friday.  

In Suffolk County, the median home price was $325,000 last month, a 4.8 percent jump from June 2011, according to the Multiple Listing Service of Long Island. However, there was slightly less sales activity, with 907 homes changing hands, down 1.3 percent from a year earlier. Homes going into contract last month sold for $309,000, up almost 1 percent from June 2011.

Nassau County homes sold for a median price of $402,500 in June, down 1.8 percent compared to a year earlier. Activity was up a bit, with 915 sales closing, nearly 2 percent more than in June 2011. The median contract price was $411,500 last month, 2.6 percent higher than a year earlier.
