Representatives of Renaissance Downtowns, the master developer for Huntington Station, are to go before the town zoning board of appeals Thursday to seek several variances for a 6,200-square-foot building to be part of the area’s revitalization.

The proposed building will be constructed at the northeast corner of Northridge Street and New York Avenue. The three-floor structure will include commercial use on the ground level, eight apartments on the second floor and eight apartments on the third floor.

The developer is seeking variances for issues including the residential upper floors exceeding the footprint of the commercial first floor; insufficient parking spaces; and having no loading spaces even though one is required.

Plainview based-Renaissance Downtowns on March 31 sought several variances for a three-floor building on the east side of New York Avenue at Olive Street. The Gateway Plaza Development will have retail and restaurants on the first floor, and 33 studios and 33 one-bedroom market-rate apartments on the second and third floors. The zoning board did not make a decision on those requests.

“The ZBA hearing was left open to provide some minor, miscellaneous documents,” said Thomas A. Abbate, the Woodbury-based attorney representing Renaissance before the ZBA. “Once we hand that in — which will be shortly — they can close the hearing and bring it to a vote.”
